Its not a good idea, in my opinion, to throw a standard percentage to cap-ex as it can be misleading.The moral of the story is, keep good cash reserves to do cap-ex work if they arise before your reserves are sufficient, accelerate your initial cap-ex reserve rate if you know that life-spans are coming to an end, and try to get the property at a discount to counter differed cap-ex.

You can attach a shower onto them by changing out the faucet to one that allows a riser attachment; if the tub is near a wall, the riser can be attached there for support and  attached to the shower rod.  

It may also not rise all that much (assuming your premise is correct, that a rise in interest rates leads to falling home prices) because wages need to rise for people to jump into homeownership.

When you get a HELOC, you can draw on that $70K when the need arises. 

I've been slowly installing it in all my rentals when the opportunity arises.

As far as what I look for in a lender, I will detail below:1- Be a problem solver- Fannie and Freddie create very defined parameters, but great lenders find solutions when problems arise.2- Be creative- Sometimes the lowest interest rate doesn't translate into the best loan for the buyer.

In regards to other potential issues that may arise or be present, they are too numerous to dig into without more specifics.  

The criminal action must be one which arises out of the direct performance of the covered person's employment activities.

I understand that life issues may arise and we all need help sometimes.
