The group home is all girls ranging age 13-18years old.

New to all of this and I am looking in to buying a duplex in the Portland area as my first rental property.

Occupancy, ADR, and RevPAR have all been down slightly from 2023, which we expected based on inflation (less people traveling) and saturation (more available units for rent). 

For all practical purposes, 100% bonus is dead, as far as I know.Depreciation, bonus or regular, starts when the property is placed in service, not when purchased and not when cost seg is done.

I oddly enough started with Rich Dad, Poor Dad, and then went on to three more books from Bigger Pockets publishing who all mentioned that book.

- The best PMCs advertise properties on around 30 websites.- NOTE: FB Marketplace is difficult due to their strict policies (they really do NOT want PMCs advertising there)How are webviews, inquiries, emails and calls tracked, if at all?
