My local PHA uses the following list to prep landlords for the general expectation of the inspection: Windows and Doors The windows must not be damaged or missingAll ground floor windows must have locksAll doors leading outside must have locks and deadboltsFlooring, Ceilings and Walls The flooring, walls and ceilings must not have any serious defects such as serious bulging, sagging, large cracks, loose surface or other major damagesThe flooring must not have any serious damages and cracks that will cause someone to trip and fall (peeling/lifting linoleum is often what flunks on this point)The ceiling and roof must not leak.

The damage cost nearly $7K and took almost 7 weeks to renovate for re-renting.From now on, we have told our new and existing tenants that our contractor will be coming quarterly to change the A/C filters and to make sure the A/C drainage tubes are clear.

I love tile, I could put it on every surface cause it protects better than anything else.

On the surface many people will say, "I don't make a million dollars, so it won't affect me."

For arena/work surface footing, you want footing that is as versatile as possible, unless the show grounds cater predominantly to one particular discipline - for example, reiners and jumpers have different footing preferences so you'll want to plan accordingly.

From the roof surface its hard to identify where the water is finding its way through.

We provide a three page "Move Out Guidelines" which details the cleaning required, from pulling out refer and cleaning behind/under it, to polishing faucets and other metallic surfaces to eliminate water spotting and fingerprints.

To address his fears/worries, I brought in a remediation company to run HEPA filters and wipe down horizontal surfaces.

He’s never had a flood since I finished my little project…So, it seems that my absurd drainage system is not only draining everything under my house, it’s also draining the entire surrounding area!
