It is worth investing in for at least the next 3-5 years for sure :) My team is a part of an investment group called the Real Estate Hobby Millionaires and brokerage firm Real Estate Realty. 

Currently, looking at several in my area and just put an offer on one a few days ago.I'm also in a local REI group, there is a fee they charge, run by Exit Realty.

I am using TH Realty for my first SFH and I think they would do well for an out of state investor, they have around 600 properties and I believe 300 of them are out of state.  

It is hosted by one of the Networth Realty agents (Josh Winkler is on here somewhere) and there are typically a number of newer wholesalers there and a few experienced guys. 

I was referred to them by NetWorth  Realty.
