Price is king...create a big list and email them: PICS, COMPS, NEEDED REPAIRS That's all I care about when I'm analyzing a deal.

As for numbers, revenue/rent is king, always over estimate expenses, never forget maintenance, and careful with debt.Lastly, appraisers, lenders, brokers, etc all have good advice and you should listen but unless they own an apartment project be wary.

Hey everyone, I'm looking at purchasing some property in the Saint Marys or Kingsland area around Kings Bay Naval base.  

Cash is king to them.I am going to have to invest a lot of my cash to provide Gap funding for flipping houses for them to teach me how to deal with contractors,get funding,negotiate sales,etc.It is going to be an expensive but, hopefully worthwhile education.
