Could it be that management company over inflates repairs to get kickback from their local contractors , so I guess it would be integrity of management companies

Warranties are only as good as the people that offer them have integrity and competence, and are still in business. 

Credit card statement integration, bank statement integration, property performance etc.

Or Detailed integrator/analyst? 

We have found that having integrity and authenticity are paramount in this industry, as with most industries, and they have both!  

The keys in Memphis are 1) location - stay away from suboptimal areas, and find out where(if) your prospective turnkey providers are buying homes for their personal portfolio, and what areas they are staying away from, and 2) Construction - what is the construction quality - scope of work, warranties, etc, and lastly 3) as Keloton mentioned above, using management companies always requires a level of oversight to insure the integrity of your investments. 

Nobody works harder and I have high standards for integrity for myself and people I surround myself with....I have a good amount of funds for a beginner over 100k.
