Given your requirements of 3X rent as income I guess it would be difficult to answer b/c the people might have been together for several years and engaged to marry so should be good enough combined for the $1800 requirement but I suppose it would vary on a case by case also.

As an example let's say that you're willing to put 100k in which implies a $1M deal size, could you find nine other friends and family with the same amount if the deal was good enough?

Still have work to do to make it better, but it seems to do a good enough job building credibility with homeowners so they feel like we're a real company vs someone who doesn't know what they're doing.Yeah I'm interested in going into other markets at some point.

It doesn’t look like a good enough deal to hold with an unknown tenant, unknown market (fix and flip, markets can change and 14 mo is a long time to be locked up), or enough spread at the end to make up for the risk.1.

Assuming I find a good enough deal, I won't be over-leveraged because I have forced equity through the renovations, putting my total loan in (or below) the 80% LTV range.Are there problems or dangers with this plan I'm not thinking/aware of?
