Also they could use light updates- paint, flooring and maybe cabinets.

Cabinets are wherever I can get a good deal.

Do not forget to do the math analysis and try to look at your prospective properties before you make an offer or at least use a contingency clause in the purchase contract that gives you some time (about 10 days) to make an upfront detailed inspection and possibly back out of the deal without a penalty that will hurt you too much.Follow up is crucial with potential customers as well as existing ones.

Replacing the Decking and felt the Roof, Lay all of the Flooring, Install all Cabinets,countertops,sinks, lighting,fans  , Paint the House inside and out , Replace all the Rotten wood ( inside and out ) ?  

However, I do have many connections in the business since I am an Interior designer and custom home builder of luxury properties and do want a prestigious name to attach myself to.

I thought it would be better to go with the small business builders but they have terrible customer service and looking for a "custom homes" payday.

I'm thinking of making it an 8x8, L shaped kitchen since they only currently use 25% of their cabinets.
