What some tenants do with top loaders, is they let the water run, and then stuff more clothes in it, breaking the belt, and sometimes the motor and transmission.Not sure if this is top or front loader.

for instance U have a rental at 700 a month in the mid west your criteria is 3X rent.. that's 2100 a month.. pay rent utls etc and that leaves about 250 a week to eat cloth and buy gas etc. so what you end up with is that renter class simply is in trouble if they got laid off temporarily for 2 weeks or 4 weeks.. so the question was not would you give charity.. but would you prefer to not have a vacancy and let them pay the missed month in later months.. thereby keeping landlord from having a vacancy and in the mid west work force housing vacancy will run 2 to 4 months worth of rent..
