I'm the sole decision maker by design because I can't find women who are making nearly 200K a year, millionaires, and have a passion and aptitude for investing.  

I still use my 87 dodge 1 ton vanit has over 350k miles on it and I bought it for 1500 13 years agoeasy to work on and hauls about anything you want and will drag a backhoe on a trailermake sure you find something you wanteasy to work out of and doesn't set you back 30konce you do a couple of flips or have a few rentals then you may want to pay cash for something a couple years oldmy personal car is a 2016 chevy traverse ltz loaded- no work clothes or tools in that babyenjoy

If there are empty cans and coffee cups all over the floor, clothes and boxes of stuff strewn on the back seat, and junk everywhere, it shows how the person will not take care of your house either. 

In times of a cash crunch not many want new clothes or shoes.

I have 4 college women renting and each of their parents on the lease, so total of 8 people on the lease.

I had no verifiable work history, some second-hand furniture, thrift store clothes, a salvaged minivan, and -$2000. 

Here's just a small list of some of the opportunities (challenges) we ran into:-Day one presented our contractor with a squatter that was washing his clothes in our kitchen sink-City of Atlanta is very difficult to work with on permits which delayed construction probably 60 days overall through the process-Contractor spent two months determining if our house was in a flood zone-Contractor had not worked on residential properties before.  

How many clothes, shoes, going out to eat or similar, those ARE optional.
