Is it wise to move in and be entrepreneurial or is my emotions getting in the way of my judgement?

It's a math game at some point and people try to add emotion to numbers.

Yes it's sickening and I have lost time, had too much emotional stress and lost money over scumbag tenants worse than rats.

Then, do what makes the most sense financially without getting too much emotions involved, numbers don't lie :) 

There are few investments other than starting your own business that is less passive.  2) emotions are involved. 

Looking at your other post, it sounds like there are 8 tenants/roommates with an emotional connection to the property.

Take the emotions out of it

There is some emotion in this deal as I would be excited to live in a nicer more fun area and closer to friends (one who lives in the same building) and it has amenities I would certainly take advantage of, but I still want to make sure I am being smart.

Upon walking the property with the seller, there were several points where it was clear the seller had an emotional attachment to the property.
