Lets say you do your quarterly inspection and find a window broken... you fix the window out of the security deposit and then bill the tenants to replenish the security deposit.The question is, are you comfortable waiting until tax time to get the deposit back in your hands?

Quite frankly, I just passed over that thread - like I said, it's oft repeated, like a broken record.And repeating a frequently asked topic shows that you have not done much reading on your own, or else you would have found your question already posted by somebody else and probably answered.

That is not to say, if the chain is broken it can not be fixed but likely a situation as a newbie you should avoid.Other features will be file specific.

I also got a free pool, hot tob, deck, patio cover and other upgrades with the house.

They are estimating 20k plus in upgrades such as hurricane impact windows and doors, brand new energy efficient AC units and duct work (to ensure soundproofing) and insulation.

I have also done a lot of upgrades including a new furnace and a/c.

Are we considering upgrades that are not expected by renters (i.e. upgraded electrical, etc.).

We don't "check" the homes, if they says something is broken we just send out someone.
