I think we are heading for some strange times.Having said that, if you gotta buy now, I think your best bet is to find a partner, you provide $$, he has the credit, you have some skills, give him 20%......

If two identical properties in two different locations produce the same NOI, but trades at a 6 Cap and the other at a 7 Cap cap, axiomatically the 7 Cap is more risky since the market has demand a higher return for that asset. 

You’re not going to get real “business credit” until you have been for a while, more than a year, and have actually created a steady flow of income and track record along with some trade accounts.  

If you hire a good company, they also understand the importance of pre-treating carpet and they will have the right skills to get stains out.

Instead of trading up into new properties or being locked into a DST, I invested the proceeds in multiple real estate syndications.

From there, as I continue to save money I'll look to find distressed properties to BRRRR or flip so that I stay active in real estate investing and I develop the skills I need to be successful in the long run.
