I am currently evaluating a multi-family investment opportunity in Anaheim, CAIs there a local commercial broker or property manager who could tell me what the market cap rate is for C class multifamily buildings 10 to 20 units in that area?

Hi BP community,Can anyone share any recommendations on an investor friendly, local bank which you are working with or have had good experiences with in the past?

Build relationships with local real estate agents, investors, and property managers. 

Over the last few years, and even now, I am seeing investors put their capital to work in areas that locals have previously ignored. 

My advice would be to maybe reach out to a company here locally that already has the relationships and the licenses in place and learn from them. 

We use the same setup investing remotely as we do when we invest locally.

I am basing that off local comps and the fact that a 3 unit building that is smaller than mine directly across the street from mine is under agreement for 440k.

My local housing authority put in some vague language to the payment standards for the landlord.
