That being said, I think another school of thought is your mgt llc has little assets to be sued for. 

Her neighborhood has a great school, there are plans to have a shopping center, grocery stores and offices within the next 5 years.

I am a high school teacher in Colorado and I am always looking to help young people get started in real estate investing or help in any way I can.

With jobs, school, kids, church, and all the other obligations in our lives most people just don't have the available time, or they don't want to sacrifice their time.The investors that are advising you to take on the sweat equity generally have more time and they can trade that time for profits without sacrificing time with family, ect. 

I am a school teacher who is looking for a way to afford a 2+ acre lot for my family to live on some day (hopefully soon).

For instance, do you have kids now or will you need a good school district in the next few years?
