I'm newbie,  I made a offer on a short sale then I found out that the process could take very long, so I decided to look for another property, as a first timer, should I leave that short sale offer open and and start another property?

@Caleb Liu We do see a dramatic slowdown, and are already starting to see it, however there are still decent tenants to be found even in December and January.

I have found it to be difficult to work all week and then get excited about spending my nights and weekends working another job.  

When removing the old faucet I found the problem (see pictures below), gross!  

And we have found water leaks and unauthorized swimming pools doing it this way too.

I just found a property with much better numbers than my last and put in an offer today so hopefully they'll accept.

Is it naive to think that the kind of " good deals" that are talked about on the podcasts could realistically be found with a realtor.

Might not have found that out if I told him I was in IT.

Each state/county is different but I'm confident that with that information, you can find out the owners of some of the properties you've found.
