The occasional AC units at $4,500 each also seem to get covered by that as well.  

To me a passive investment involves minimal up front research, an occasional status call if appropriate, and collecting your money when it’s due or when you decide to sell.The stock, bond, and commodities markets, which I loath, are passive.

I switch cars occasionally or if driving by with the wife in her car i do not have a key on me but still have access.

I'm sure he'll be back as an occasional guest though.

Occasionally, Housing Authority might hold workshops for tenants and Landlords.

I also found the tenants myself, and I occasionally take several days off from my day job to go do maintenance (really just an excuse to check up on the properties), so it's a big time sink.  

There is a cement board "skirt" with occasional louver vents to keep the critters out.
