If I like the property and see worth in it, then I will bring my GC in to do a full inspection so this will not be my only look.Any insight will be appreciated.

I'm a "newbie" but wanted to get some insight and perspectives from other areas of the country.Here in Cincinnati we have a neighborhood in the metro area with explosive apartment/condo growth.

If you are accredited, consider researching experts that do what you want to do all day long and full time and invest w/them, w/intention, learn as much as you can.
