Look at paying into your debt like this: Your making 3.75% ( technically after taxes only  about .75 of that ) on your money when you pay that debt down.

I found a house in coddo mills that is around 300K and I need to pay $300 every month from my pocket after renting out that house due to current high interest rates (25% down payment).

Cons:Lower Cash Flow: Properties in cheaper markets often have lower rental yields because I have to pay taxes, insurance, CapEx.Market Risk: Cheaper markets might be cheaper for a reason, with slower appreciation and higher vacancy rates.I won't fix my foundation.
