That would add a lot of stress for me being out of state and I think it would add peace of mind to have a higher quality tenant, especially on your first one.So as you're evaluating your first oos investment keep in mind what you can do to minimize risk--3/4 bedrooms are ideal (a tenant might upgrade from 2 to 3 bedrooms but very unlikely to go from 3 to 2 bedrooms.

My thoughts were to utilize social media (all, if not most platforms) as well as starting a REIA group in my local area, in which there are none of yet and also utilize my relationships with certain large groups like peace officers, ex-military and youth sports (moms and dads) where I have a name that stands out.
