@Jon Mark I hear about people pursuing hard or private money loans to purchase the property themselves, then turning around and selling on the MLS or to another buyer.

I had to do this with a fence contractor that built my perimeter fence way off the property line when the corners were marked etc. 

Every bank has nuances to their product, for instance, the one I have locks in whatever balance I have at the 15 year mark, the line of credit closes and it begins to amortize like a 20 year mortgage.
