Solar PV together with some good attic insulation will really dramatically reduce cooling costs for many in the hot Floridian summer.We have solar panels on our rental in Wisconsin, and have found that to be a good investment.

If you are open to it, a full time W2 job in the real estate space would be an excellent way to boost your income and your "bankability."

If you can house hack a 2-4 multifamily or even get a single family home with a ton of bedrooms and bathrooms and rent by the room, your monthly living expenses will drop dramatically.

This would dramatically deplete my liquid assets. 

But even though the price of 665k seem great deal for a huge fourplex property, it is true that most of items are not looks so luxury which will help boost the rental income.

The rent from the ADU becomes a huge boost to our cash flow from this parcel for a relatively small price tag (about $20K for the ADU renovations).

Don’t know if/how much the prices has dropped over in the US but here we’ve seen pretty dramatic price drops.

The list is long:1 - Not selling RE, selling a business2 - Buyer of LLC inherits my terms, so they get the same cash flow I'm getting3 - See #2 above, and the new buyer doesn't need financing, of any kind.4 - No loan, dramatically reduced closing costs.5 - Terms agreed to based on what works for buyer of LLC and seller of LLC. 

Each sponsor will set their terms, but I have not seen anything dramatically different between the two.

Would love to hear more about that.If any others have been down this road, would love to hear other thoughts, pitfalls, etc.I'm also aware of SB827 on the table, which would dramatically upzone everything within 1/2 mile of a BART station.
