In that case, I think all you need to show the bank is that you have a fully executed 1-2 (or more) years lease agreement locked in with a tenant, who has given you a non-refundable security deposit (1-2 month worth).

I assume they think that will make a lowball offer more palatable.They also charge a $2000 non-refundable deposit.I've presented a couple of wholesale deals to clients and I always tell them up front that this is a wholesale deal, and that they will be required to pay closing costs, commissions, and a $2000 non-refundable deposit.

If the tenant paid the previous owner any security deposits, they would need to be transferred to you, as you will be held accountable for them whether they were transferred to you or not.
