I am going to Air BNB this unit for the summer and already have someone registered for 1 month @ over double what I would charge on monthly rent.

thanks for the response Ann, the electric and heat are both seperate so would be paid my tenant, I just based the water/sewer off of what I pay in connecticut for my single family and doubled it.I did forgot to factor in snow removal and lawn care, there is off street parking for a couple cars, Waiting my be the right option, I'm kind of up in the air as to whether that's the right decision as I'm worried property values could increase within the next year and make it more expensive to buy property,

. ;-)   This will either be a flip (to another investor) or we will hold it - decision need not be made until have gutted and are dried in (rewired, air sealed, insulated,  new windows and doors, and hung drywall).

Would an air purifier help with the smell?

Lastly I require the tenant to change or clean the A\C Air Handler filter once every two months or sooner if it appears dirty.

My thoughts is that if you look hard enough in this area, you can be all in in Southlawn for 50k for a very clean 2 bedroom with central heat and air.

And guts the central air unit.Very quickly, your leveraged empire starts to fall apart.And here's where I come in; I buy your houses for a massive discount.

Be sure your air conditioner is in top shape as summer is coming fast and it is unholy.
