And I definitely agree with your list of pitfalls above.I'll two more pitfalls to the list:-  Not taking action. 

As already mentioned spend as much time possible learning and then putting that information into action!  

Many attorneys do a flat rate for eviction actions, but some might be able to just charge you for the court appearance, if that's all you need.  

If we find something that is SF3 zoned and 12000-15000 square feet, how difficult and time consuming would it be to get it rezoned for condos?
