We battled a hoarding and bed bug situation on the second floor this summer, and while you never know what to expect with tenants that seems to go double for those in the Section 8 program for some reason…Regardless we love this property and feel it will be a huge chip in our portfolio for years to come!

As one of the more sought-after guys on Bigger Pockets these days, I thought I'd ask one more follow up question.Beyond Criteria of Housing: (i.e. 3 bed, 2 bath, x-amount of SF, etc), are there any other criteria that you use to get that primary list you mail to?

If you peruse the MLS and see that buyers 80% of sales are gobbling up 4 bed 2 bath with a 2 car garage and a basement on a half acre lot size in the 250k selling range then you have a pulse on what is moving in the market.You wouldn't want to take on 10 listings of 500k price larger homes if most of those are not selling and buyer demand is low for your area in this cycle.

Listed at 295K as a short sale bank approved.getting 1300/month for 2 bed unitgetting 1400/month for other 2 bed with big attic unittaxes are 8750/annumthere seems to be know major repairs to be done on the building accept perhaps some minor updating here and there.

hey guys my name is shawn jarman, i am a 23 year old welder that lives in ventura county, ca. it kind of goes without saying that if you are young, there's no way of breaking into real estate unless you inherit property or a sum of money. spent 5 years in phoenix arizona for school and ended up buying one side of a duplex for a whomping 50,000. 2 bed, 2 bath, 20% down, occupied for 800/month, monthly payment of 319/month. finally got a renter since i moved back home, and stopped hemorrhaging money. i suppose im currently buying and holding, but where to go from here to get out of the rat race further. i have a construction background and love working with my hands, just not for someone else, interested in possibilities of flipping. my renter is a family man with a son, and coincidentally does my contracting and handyman work. all in all i see possibilities, but 40 hours/ week is kind of a hindrance when investing out of state it seems. excited to hear from you guys and connecting with a community of people who want to own their own futures, rather than home town friends
