I have an automatic withdrawal from my checking into a savings account every month on paydays.

There are a ton of options but I am looking specifically for a software that is reasonably priced, automates responses, syncs calendars, will automatically alert my cleaners of new bookings, and will work across multiple platforms such as AirBnB and VRBO.  

I’d also think the tax lien foreclosure judgment would have been automatically recorded in the foreclosure process.

I probably wouldn't get rid of the PM automatically, but I would get rid of one the minute I saw a blacked out name on a lease.

No automatic export to QB utility; instead I set up reports and run monthly to export into Excel and then enter in QB (I no longer track tenants individually in QB, just do a single journal entry for the month's deposits with line items by property) - highly suggest setting up a brand new bank account for AF to deposit rent into - makes the migration & monthly accounting much easier. 

Every other OTA allows integration so Ownerrez or similar pulls all the details in automatically and it’s sent to the cleaners, etc.

When you post a listing to Zillow, it also posts automatically to Trulia and Hotpads.

They also disburse the interest at the end of every year automatically, which is another requirement of holding tenant's money.  

Tenant pays online, it's automatically logged into my software, and I don't have to do a thing.If your software doesn't handle ACH, then the benefit is lessened because you'll still have to log the payments manually.Personally, it's worth it to give your tenants every option to pay rent.

They did direct deposit but I like that cozy sends the reminders automatically and is completely free.
