Brought in a number of concrete contractors and they all asked were they at the correct address, because the sidewalk they were looking at (my property) did not look bad at all, but the one next door (owner occupied) was in terrible shape.

The tenant isn't borrowing money from you by paying on the 7th of the month, nor are you not enforcing your lease since you're issuing a pay or quit notice.I'm positing a different approach, one that comes with a letter, text, or e-mail, whatever your preference may be, to soften the blow of that notice.

Partnering was also I thought, but I only know one person with enough to potentially do this and when I brought up the land and mentioned the budget issues I was having yesterday when I happened to see him, he didn’t seem very interested so I didn’t pursue it any further.
