ADUs are cash flowing machines in California if anyone didn't know. 

Any attempt to interrupt this process would be like throwing a wrench in the machine and really delay completion.

BP has went from something great, something that connected to the common investor to nothing more than a money machine..new book advertisments getting crammed into my email every week it seems, membership fees going up, podcasts that have little to do with traditional real estate investing.

At least that's what I have gleaned from the threads there are 500 plus posts.. so you can read them. but that is my understanding.. and I have taken the time to drive by two properties and have spoken to a few of the wholesalers that were feeding inventory into this machine..

Is Deal Machine a good app ?

I subscribed to Deal Machine and started driving for dollars the same day.

I would probably bring my marketing machine systems that I have running in Seattle and start by wholesaling while I learn a new market.

I'm looking at this on Amazon that our cleaners could use:  Yes, I own an ozone machine in Sacramento and two in Phoenix.

After doing a limited amount of research on them, I concluded that they were making a lot of money on the front end, and commissions or referral fees on the back end.Bottom line is I found their marketing 'machine' to be great, but their value proposition to be lacking.

Therefore, fully leased proforma: 430 X 24 = 10,320 month X 12 = 123,840 gross expected income123,840 x .40 (60% annual costs) = 49,536 NOIAt a 10 cap for resale the value is 495,360 fully stabilized.There is also another $7,200 per year in laundry machine revenue (not sure the expenses or if we could assume the 60% expenses would include that).The electric is direct bill (tenants pay directly) in one of the buildings.
