If you want to increase income performance with respect to operational expenses simply transfer allowable or discreationary items to a capital expense line item for example where it may be treated as a lump sum and depreciated rather than written off.

As I see it, there are basically 3 business flip models: - Virtual Wholesaling/flipping contracts/contract assingment - no cash needed- Short Sale/REOs - using a double escrow and transactional funding- Bulk REOs - using hedge fund financing, hard, or private funds Although the web is besieged with tons of sites to gurus pitching their programs for their various programs, courses, boot camps and the like, I believe there are also some very well-respected "real" investors doing actually these deals and profiting.

And flight times are reasonable if you are flying to Europe, the Middle-East or Asia, which are the primary target markets for Dubai's real estate developers.The main long-term problem for Dubai is Singapore, which has great governance, a common-law background, respect for the rule of law, rapidly improving nightlife and lack of the cultural baggage that is associated with the Middle-East.
