My first (and main question) is do you have a family/social life you’re missing out on with working?

Doesn't matter if it was weekends, holidays, Mom got sick, dog ate my rent check, etc.Now, dealing with senior citizens who rely on social security to pay the rent, those folks have 5 BUSINESS days to pay.

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process as well as giving me data about their timeliness/responsiveness/respect for others' time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them to set up a "contract to hold" meeting - usually the day after the showing since qualified applicants need to be "closed" ASAP.

If you can talk them down in price I think it would be a great opportunity.That being said, if you know you have the social reach to fill the house with roommates consistently and replace them quickly if they all left overnight; then go for it!

Here's what crossed my mind this morning: Social Security.

If the letter is signed by a medical doctor, psychiatrist, psychologist, counselor, therapist or social worker, you must accept it at face value unless you have some legitimate reason to believe it is bogus. 

For example, most retirees have social security income (ie, income), pensions (ie, income), some have disability income (ie, income), interest/dividends from investments (ie, income).
