who cares if it's 90% man or woman.

During this time, I had received many inquiries, and had another woman fill out an application in which she completed within the day.

I once had a woman try to come to lease signing without all the money.. she said “you know where I work, it’s no worries”.

However; when Legal Aid sets this woman straight regarding owed rent dates she may pay on the 17th and then "get her act" together.The fault lies with the previous landlord (I'm guessing) who let these tenants slide regarding rent payments.Now with this business of terminating her lease. 

On the other hand, I bought a 5 plex a couple years ago and kept a elderly woman at 83 and kept her rent below market as I felt sorry for her and her place was in perfect shape.

Some day I'll tell you about mine, when I hired one to manage my house when I moved across country..... that one did end up in foreclosure.And still this woman tricked me!  

It's unfortunate, but it seems like every wo/man has to learn his/her own lesson. 

Just remember we live in a country where a woman can sue McDonalds and win because she spilled hot coffee in her lap.

USPS priority mail is great, because the mailman/woman simply scans it when they deliver it and you have proof of delivery you can print out online.  

We had previously purchased 2 and 1/3 buildings in Bolivia, and 2 houses by the university of MN , I am a Bolivian woman with broken English,  my husband is a son of a SD farmer, so is a Jack of all trades.
