I know I can make some cash flow out of the property and I know how long it will take to be able to refinance it.

On DSCR loan, lenders will qualify you based on short term or long term rents.

Just click through the active listings and see how long they have been on the market, if they are mostly longer than yours, at least yours hasn't gone blow average yet.

I'm definitely getting more education and investing in more liens, not only for passive income but as a vehicle to acquire properties as I've come a long way in my investment business and do actively buy and sell houses.

If there is no real estate agent involve we provide the 2% discount back to our customers or we are happy to pay the buyers broker such fee.

I've been telling my new PM for several years now that I was willing to put money into fixing things up, give the tenants a stipend for painting or gardening or anything they wanted to do to make it their own (long term tenants, most stay several years at least), etc.

Jake & I both love our families, adopt a responsibility mindset, have a long term focus, and only want to focus on multifamily.
