@Dan M.Thank you for the response, I’d really like to eventually completely transition out of my current job.

I am now looking to transition into wholesaling in the area.

This property has existing long term tenants that we plan to transition to short term tenants 2-3 months per tenant.

Multifamily is the easier to understand and most make the transition from SFH to multifamily, which is the reason that asset class is the main topic of discussions. 

For example, we both own 50/50 in entity A and B, but want to go 100/0 and 0/100 in each entity.I’m trying to find a way to transition from my W2 job to full time real estate investments, and finding that income from the partnership (or lack there of) is playing a role.

I have only done my deals alone, but would love to hear about others experiences transitioning from doing deals alone to joint ventures.

His son Brad (who I'm recommending) grew up in his dad's business doing everything  since he was a kid and himself transitioned to residential a few years ago.  

If you love it, you can transition more into RE as this ultimately is the more profitable asset class. 

We are entering into a magnificent new era, but the transition is going to be painful for some I suspect.
