I have a military friend that got leave denied when they unexpectedly went to a new command with almost no notice (she was pregnant)....no problem here is an already approved leave request and flight itinerary for tickets I bought 3 weeks ago (both fake and she was planning on driving).

For an investor doing primarily single family homes would you recommend they use 1 checking account for rent deposits and regular expenses such as mortgage, interest, property taxes, and maintenance and then use 1 savings account for reserves that get drawn from for bigger ticket capex items?

I had the same installer refill two separate systems in the same day, he charged my 2x's as much for the older unit because his cost of Freon was higher.We have found we just have to put aside 10-20% of our rental income into a separate savings account knowing that we will have big ticket items like this go.
