It’s been a long road but well worth it.In the past 6 years, we have self-funded and “traded up” from a 4-plex purchased for less than $100K to now owning a mid-sized hotel.

@Patrick Liska  lumber prices flucuate through out the year and the cycles... lumber futures are traded at the exchanges.  

We will pull credit multiple times during the process to make sure everything is in line so seeing a new trade item with a high (or any amount) payment does not bode well.Nick 

I could probably quit, but it is just not worth it to me at this time as it is easy money and affords us more margin to save and invest ... this is the optimal trade of for us at this moment, but took a long while to reach that point.Third, I think you may need to reassess your strategy.
