SFH is no easier to manage than a multi and in may aspects more difficult.

They may be breaching some aspect of the lease and you can evict or at least threaten to evict for breach of lease. 

Once you get all the financial aspects of what everyone needs in the deal, you go out and start making offers.

The biggest challenge with BRRRR is Refinance aspect.

I would slow down, focus and strategically purchase quality deals. 

I've heard of some investors doing a bond approach, for the insurance aspect of it.  

Because we will be 1031 exchanging into a new property to basically reset tax liability and enter a new IO loan rather than banking on a big profit at sale, this works for us.So to sum it up, financing doesn’t necessarily make or break the deal, it’s more of a strategic choice.
