I've spent too much time in my life and wasted too much money speculating and figuring out things on my own.  

And truth told, appraisers will sometimes look at comparable sales of larger multifamily properties as part of their valuation...it's a funny industry with very few guarantees...the one area you can gain a better understanding of value only exists with 5+ units...where you can calculate value on paper anyway...but we'd only be considering forced appreciation...natural appreciation is speculating. 

Especially for items like well and septic.On the bright side, if you own the thing now it should be easy to get some experts out there and inspect these things for you and get the REAL #'s, rather than speculation. 

So I am speculating on these advantages and drawbacks.

Now, their speculation isn't looking so good.

It was one of those sub penny stock companies that get this, produced nothing, sold nothing, made nothing, did nothing except acquire mineral rights to unproducing gold mines on the speculation that they could hit gold.

Most agents who complain about "investors" are really complaining about speculators and others who don't have the first clue about investing but are looking for a quick buck.FWIW, serious investors don't feel the same way about agents in general.
