I have seen it on padsplits in ATL on the brokerage side - best way to mitigate risk is on the purchase AND exterior maintenance. 

At the same time, I don’t want to open myself up to risks that can be avoided.

I’m not sure all of the regulations/rules to this in PA though.

I would confirm by seeing the product then going out and checking comparables in that market that have sold. 

But if not, then you can use the LLC to buy the property.

I just don't want to go through the hassle of updating documents, filing a statement of info, etc.
