Also If the economy tanks, I lose my job, I hate my neighbors, etc I am not stuck and living in stress, I just terminate my lease and I move out.

Most lenders who will lend on a vehicle are not going to be giving you good terms... they are sort of right next to the payday loan 'sharks' out there.  

The situation is that tenants are a month behind on rent, their phones are off so no contacting that way, child services stepped in and after that happened the parents left the property and apparently are staying somewhere but I do not know where they are, it has been 2 weeks since they have up and left the property but all their stuff is still there, and the oil tank is empty.In talking with child services I found out that somehow there is a potential way to contact them through a tablet that is not theirs at the location they are staying.

In the last year I've replaced a water heater, oven, fridge, oil tank, bathroom vanity...and those are the big ticket items.

I cant sell you a "house with 20% return" and then a three months later talk about bad hot water tank, late rent, eviction, etc.

The land already has 3 spetic tanks as it used to actually be a mobile home park back in the 70s.
