I feel like everyone now a days are mentoring just to add income to theirself not really to think anyone else methods .

If I could by a good quality building or home with the above scenario using very real quality numbers then I would most definitely move forward with at least a couple to start. 

I might try to get some higher quality tenants in with some concessions which may help raise the value some ( I am not 100% sure of that--so please give me your thoughts).

Only difference is increased bonus depreciation on equipment, but the theory and methods for everything else remain the same.

This property is in pretty decent shape and I plan on updating the kitchens/bathrooms in both units to be market-competitive so assume an average quality apartment for the area.

Good multifamily properties in the area are expensive, with incredibly high taxes, while the "deals" to be had are in the slums, where no quality renters would usually consider renting.Any advice?

If you want to do long term, then you need to ditch the rehab costs initially and plan on coming up with those through another financing methods or cash, once you own the property.
