She has offered to draw out my permit package I am wondering what would be an appropriate offer to her of equity if I plan on building 10 to 15 of these houses using those same plans.I would be willing to be as liberal as possible keeping in mind that I am also going to be raising money and the people that I raise money from might not feel the same way about the value of said equity As far as the contract is concerned I would allow her to guide the way as far as when payments will be made.

If I put a deal together for this 5-unit package, and I want to take full ownership and cash-out my partners some day down the road with a cash-out re-finance from the bank, what's the best way to structure that?

I Met seller ( who was selling a 53 unit package and decided to let me cherry pick one of his before he sold it!

A broker/HML will have a vetted loan doc package, work with title and escrow, understand the process, read the title report, specify liability/fire insurance requirements, etc.

The best bet here is to talk with older land lords who are wanting to cash out their holdings and will sell bulk packages of homes for a discount. 

He wanted to sell them as a package, but I couldn't get the numbers to work for both.
