But property taxes in Texas are high, as there is no state income tax.

I am ok for it personally but trying to see what additional lease terms i can put regarding lease break so that i have no or very low financial burden for breaking say in the 7th month. 

Definitely somewhat of a delegation issue but no one really to delegate to.

Unless you find a properly zoned property, it is no go.Just start looking in places that STRs are allowed rather than try and swim upstream.
