One article said that the SBA lenders have discretion as long as they have one unconditional guarantor.

I stumbled upon a very vague article a few weeks ago about rolling over your 401k into I believe an IRA account that is completely self directed.

If you don't see a lot of discussion about it on the forums that should be your first clue.....especially of this has been "in the news" for almost two years at this point.

I also have a deadline looming (lease renewal is up soon and I have to make a decision to renew, OR change the lease to allow the ADU add-on or sale of the property).Any direction to useful calculators, articles to read or how to set-up a spreadsheet to give the appropriate analysis would be greatly appreciated.

If there is actually an HOA there will be a Declaration, Articles and Bylaws that will contain a procedure for dissolving the HOA.  

I find it sort of comical how the article makes is sound like the tenants were mad about the eviction notice.
