I'm pulling about a quarter mil out of some SFRs and trying to decide on buying a block of SFRs in Birmingham or stepping up to a small multi in Northern Jersey.

open admission -CPA here-lots of excitement about OZ but a few points here1-Economics rule so make sure your deal makes sense first and foremost2-For a 1031 The entire proceeds has to be reinvested in order to gain a tax deferral while for OZ only the gain needs to be reinvested3-For a 1031-you can defer for many years and get a step up in basis if the property is passed on as an inheritance while for the OZ the way its written now in 5-7 years you will have to pay some tax (either 90% or 85% of original gain)4-on the other hand for OZ where else can you buy and hold for 10 years and get to FMV it and not pay tax?

Even if they don't know anything about rehab costs, and can't even find you the property, you would at least have the ARV part of the puzzle figure out, which is step 1.

Basically what I’m saying is just aim for one deal and focus on that first stepping one foot in front of the other.

That will dictate your possible collections methods.

I think educating yourself in regards to your goals is the best most important first step.

Deal analysis is a great first step into note investing.I should mention I invest in 2nds, but typically the value of the property drives a lot of factors for valuing a 1st mortgage.

Dude I BET some dude just winged it, talked about it enough, people believed it and it now is a "thing" on how to do it.I am TELLING you, if 70%-90% of the people call you back pissed off  why you keep sending them mailers, this method SIMPLY IS NOT WORKING!
