I also think it's crazy when people suggest spending unnecessary money to lower tax rate.I will make sure to do as many repairs and improvements under $500 that can be expensed, (the 2% limit rule on the safe harbor won't allow me to do a whole lot more)I don't file Schedule A, so no on the donations, I am not eligible for an HSA, or any retirement contributions.Don't have any dependents, and you cannot rollover non-spouse inherited annuities.

When I started in real estate in 1990, The Texas Assoc of Realtors lease was 4 pages and now its 16 and basically no stronger or weaker that it was back thenAside from addressing a few issues such as pets, occupants and such all leases basically say one thing :  YOU PAY YOU STAYI think you are overthinking this and incurring unnecessary costs.

Some cities impose rent increase limits(rent control, I don't think that applies in FL), but more likely there are limits to how often the rent can be raised in a given time period.

Or you haven’t studied the market before and is trying to impose your numbers, when was not realistic.For example, i live in NJ, its going to be very hard for me to invest in NJ expecting to have yields of 7% in a non leveraged property if dealing classes A or B clients.Imagining you have done your homework previously, i would step back and do exerciseIn other cities.

It's unnecessary, and can actually bite you in the butt if the judge thinks your contract was too confusing for your tenant to understand.A contract just has to state what you're agreeing to.
