I look at a lot of deals on a regular basis and only seem to find deals with 8% cap rates in the "hood" or in areas that have very little going on in them economically. 

So this means at month 48, you'd be able to invest the regular $180,000 plus an additional $200,000 from the cumulative earnings from the previous 8 syndication deals.  

And how do people that don't have a regular salary (self-employed or full-time real estate investors) do it?

I'm under contract on my first flip and after talking to my regular insurance broker I'm blown away by the amount that insurance costs on a vacant property.

Usually cold applications coming from Zillow have the credit/background check (they can use those anywhere for 30 days), while I only send an invite to apply thru TenantCloud or Cozy (which apparently is difficult to complete, as I have two of four applicants right now stuck on verifying their identity in order to send the credit checks) to those I've pre-screened.

Me and grandfather just built an identical house out of town (32x48) w connected insulated garage for 62k including septic and well which was about 12k on its own.

I have regular security agreements, promissory notes and transfer the titles with liens attached to them.

I have my W2 and all my stuff from my regular job, the stuff for my home mortgage, health insurance, all that jazz that I already take to an accountant.

Check it regularly and make sure he is making the payments on time.
