You don't need a license to master lease in California and the taxes are less, no self-employment tax like a licensed property manager.Brian, I haven't heard of any relationship between the rate of the DOS being used since this adminstration took charge, if there is I'd say that was a good thing!

If that is the case, perhaps the answer is to build better systems and better relationships (or more of them) so that you can increase your local deal flow.Flipping out of state without an actual partner with boots on the ground is a very tough challenge and only for the very experienced investors who can handle and adjust to the problems they WILL face.

More to the point, any lender these days is going to require the buyer and seller to sign an affidavit indicating the transaction is "arms length," meaning the the buyer and seller have no relationship outside of the transaction.This clearly isn't the case, so signing the affidavits would likely be considered fraud.

If I do find an investor who has a property available in that area-and it could legitimately be a deal, how can I make sure I get a referral fee from them (investor) other than just trust and a handshake and building a relationship?
