Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

There are a lot of micro-skills to learn, from finding great deals to forecasting cash flow to financing to hiring and managing contractors to permits to inspections to managing tenants and property managers.

I am still new to this topic, and will lean on my attorney to guide me, but I read that:"The ADA does not require service dogs to be professionally trained.

It could be perceived as a professional taking advantage of naive sellers.

Why don't you hire a PMC that can raise the rent to the market price - which should more than cover their fee!

I wouldn't be passive, but would prefer someone local vs. hiring a property manager, at least at first.
