Typically anyone who is used to closing with investors understands that there will be some sort of financing involved but it will not adjust the ideal closing date.  

I'm not sure what the hell to do about it, it's sort of like Pandoras box.

And what are some good information to share to make it easier on finding deals.What sort of arrangements works well if a investor needs help running comps every now and then, as well as needs help writing low ball offers before eventually closing on a deal.

So in the previous example, offer = ($100,000 X 0.7) - $20,000, or $70,000-$20,000 = $50,000 maximum offer.That's not usually going to be successful in the current seller's market unless the property or seller is in some sort of distress and willing to take a haircut on the sale price. 

You should figure out what you are looking for (training heavy, lead providers, some sort of mentorship etc) and then roll from there. 

Milestone almost looks like a sort of 'float'.. ie: I am thinking some of it happened in the past, as a reference

Someone in SFH investing told me that the law regarding the licensing of mobile home parks had changed (I think sort of recently) so that no new licenses could be issued.

What sort of deals are you looking for in Shreveport or Bossier, and do you have any suggestions for a newbie who wants to get started in Shreveport or Bossier?

My question- being new, is there some sort of guide I could use to navigate this process (yes, I used the search function on this site)?
