I have found Been Verified and Intelius to be pretty much garbage.

Playing devil's advocate the increased water pressure could have dislodged debris and sediment or maybe it pulled something in from the garbage disposal?

The most important thing to look for is it rented, location, condition, numbers, like taxes, repair cost, maintenance cost ( lawn, garbage, water,ect..)

I have heard only generalized stories, saying that basically all cash is better, you can get it for less, less garbage for the banks to deal with, fewer potential issues, etc.
